Owner Builder Beware
Being an Owner Builder can be a rewarding experience, but if you don't do your homework beforehand you could land yourself in lots of trouble
although most Owner Builders don't carry out the actual building work they do replace a licensed in the crucial role of head contractor/project manager and must accept full responsibility in overseeing the entire building process
this includes everything from budgeting and ordering materials to coordinating and supervising the various tradespeople involved in the building project
an OB permit is required once a project is valued at more than $6 600 including labour and materials at commercial value
when the value reaches $11 000, completion of a BSA-approved OB course is mandatory before a permit will be issued
permits can only be issued through BSA and individuals are only allowed one permit every six years
the 15 hour course does not teach technical building practices, but instead covers project management issues, including budgeting, estimating, scheduling and dealing with relevant authorities during the building process
course cost is between $130 to $280 - depending on the services offered by the providers
potential Owner Builders should note that BSA 's Statutory Insurance Scheme doesn't extend to Owner Builder projects
details of any OB permits issued are noted on the register of land titles to ensure future purchasers of the home are aware that the home is not covered by BSA Insurance
Owner Building can certainly be a satisfying exercise, but evidence suggests that a significant number of OB's run into difficulties, particularly with time and cost blow-outs and disputes with contractors.
So, if you decide to Owner Build you must do so with your eyes wide open, and try to talk to others who have recently completed a successful OB project to get a realistic assessment of the demands and time involved.
